The Idea
WeWork leased office space long-term, divided it into flexible co-working spaces, and rented short-term at a premium. By 2019 WeWork was in 111 cities across 29 countries. The valuation hit $47 billion.
The Fatal Flaw
WeWork committed to 10 to 15 year leases and sold short-term memberships customers could cancel with minimal notice. In a downturn, customers cancel but WeWork still owed the rent. At peak, they were losing $219,000 per member per year. The more customers they added, the more money they lost.
Lesson 1
Know your unit economics before you scale. If you lose money on every customer, growth accelerates the collapse — it does not fix it.
The Tech Company Illusion
WeWork's $47B valuation only made sense if it was a technology company. Neumann pitched community and the future of work. Investors applied Silicon Valley multiples to a real estate business. When the IPO filed in 2019, analysts saw the losses. The valuation collapsed to under $10B in weeks. The IPO was pulled. Neumann was ousted.
Lesson 2
Your valuation is not your business model. Build a business that survives due diligence — not one that depends on investors never looking too closely at the numbers.
Covid Finished the Job
Office occupancy collapsed. Members cancelled. The lease obligations remained. WeWork filed for Chapter 11 bankruptcy in November 2023. Most of the $22 billion raised was gone.
Lesson 3
Always model the downside. If occupancy drops 30%, does the business survive? If the answer is bankruptcy, fix the model before you scale.
